My apologies if this is a repeat. We have owned this property on the Shuswap River in north Okanagan for about 30 years. Would like to share it with a young couple or family or fit older couple. A single would be fine, too, but this place is great for kids. A small, woodworking shop and a business raising riding mules are on the property, belonging to the owners. The soil is acid clay with a large (overgrown!) garden already developed . Loads of horse manure available to create more good topsoil. The property is unregistered organic but with treated fence posts in place around garden and 15-acre pasture. There is enough wood lot to keep several residences in firewood forever. The horse-barn is 60 by 64 and could accommodate a two story suite. As there is presently no second dwelling on the property this suite, a fifth-wheel, a trailer or other type of housing would have to be installed. Good water and hydro available. Schools are 20 minutes away as is the nearest city, Enderby. The school bus goes by on the road above. In winter one visits friends, cross country skis, goes to all the art and music in the nearby cities and looks after feeding horses. In summer one floats down the river, boats, swims, gardens, rides horses and mountain bikes, sails on nearby lakes, hikes, picnics at the lake, golfs, etc. There are mosquitoes in June as this is a very healthy river system with a good run of salmon supported by the local volunteer-run hatchery. In winter there is anywhere from 6 inches of snow to two feet and temperatures can go down to -30; but it is normally from just about freezing to about 6 below only. February brings little snow and melting, March brings spring with earliest planting in late April and pasture grass usually in about the middle of April. We are looking for people willing to share this beautiful waterfront farm/ranch who will be willing to feed horses in winter when we go away. We like to be gone from one month to four. We are looking for people who know horses, but are willing to train you if you are not familiar with them. Bring children, dogs, cow, a horse, goats, chickens or? Establish a farm business of your own or join in the raising of the riding mules. The upper property has a fabulous 180 degree view of the river, so, if you crave more privacy than living on the bottom 30 or so acres, a house site that rivals those in Architectural Digest may be available.
